The results are in for the single family home re-sale market for the month of February 2015.
There were 24 reported sales that closed escrow during the month to our regional “MLS” system. The average time for a home to be on the market then reported as in escrow ( pending sale ) was 51 days which is consistent with prior comparison for the same reporting period.
The Average selling price was $1,134,000 and the Median selling price was $1,075,000 for Carmel Valley. Of the 24 sales, only 8 occurred under the $1,000,000 selling price and thus , there were 16 that closed escrow over $1,000,000.
When we compared the same timeframe to 2014 ( prior year ) we found that there had been 26 reported sales. So, we can see there is still the same level of demand for a single family home in Carmel Valley.
Observation/Point of View: With a total of 59 homes now in escrow in 92130, we feel there will be a first quarter report which will no doubt show an increase of value across the board. How much of an increase will be reported upon during the first week of April – after results are known.
